Roof Soft Washing in Arlington, TX
Hydro Hustle removes the black streaks from asphalt shingle roofs in Arlington, Texas using a no-pressure soft wash. Those streaks are algae, not dirt, and they have to be killed rather than blasted off — pressure washing a shingle roof strips the protective granules and can void your warranty. Roof Cleaning, Quickly
- What the black streaks are
- A roof algae called Gloeocapsa magma. It feeds on the limestone filler in asphalt shingles.
- Why not pressure wash
- High pressure strips granules, shortens shingle life, and can void the manufacturer’s warranty.
- What we do instead
- A low-pressure cleaning solution that kills the organism at the root, then a gentle rinse.
- How long it lasts
- Typically two to four years in North Texas, depending on shade and tree cover.

What Are the Black Streaks on Your Roof?
They aren’t dirt, soot, or mildew, and they aren’t a sign your roof is failing. They’re a living organism.
The dark streaks running down North Texas roofs are a blue-green algae called Gloeocapsa magma. It arrives as airborne spores, settles on the shingle surface, and feeds on the limestone filler that manufacturers mix into asphalt shingles. As the colony grows it develops a dark protective coating — that’s the black you see.
Gravity does the rest. The colony spreads downward as rain carries it, which is why the streaks always run vertically and why they show up worst on north-facing slopes that stay shaded and hold moisture the longest.
It also spreads between houses. If your neighbor’s roof is streaked, spores are landing on yours. That’s why it tends to move through an Arlington neighborhood one roof at a time.
Does it actually hurt the roof?
Over time, yes — though not overnight. The algae mat holds moisture against the shingle surface, which works against granule adhesion. Those granules are what protect the asphalt underneath from UV, so losing them prematurely shortens the life of the roof. Algae growth also frequently comes alongside moss and lichen, and lichen is genuinely destructive because it roots into the shingle itself.
The more immediate issue for most homeowners is simpler: a streaked roof makes an otherwise well-kept house look neglected, and it’s one of the first things a buyer or an HOA notices.
Never Let Anyone Pressure Wash Your Shingles
This is the one thing worth knowing before you hire anybody for roof cleaning, and it’s the reason we turn down requests to do it.
| Pressure Washing | Soft Washing | |
|---|---|---|
| Force used | High-pressure water stream | Low pressure, similar to a garden hose |
| How it works | Physically blasts growth off the surface | Cleaning solution kills the organism |
| Effect on granules | Strips them, exposing the asphalt beneath | Leaves them intact |
| Effect on shingle life | Shortens it | No adverse effect |
| Manufacturer warranty | Frequently voided | The industry-recommended approach |
| Risk of water intrusion | Can drive water under shingles | Minimal |
| How long results last | Months — roots survive and regrow | Typically 2–4 years |
Asphalt shingle manufacturers and the industry’s trade association both recommend low-pressure chemical cleaning and specifically advise against pressure washing. If a company offers to pressure wash your roof, that tells you what you need to know about whether they should be on it.
The Solution Does the Work
On a roof, the cleaning happens chemically rather than mechanically. Getting the mix right for the growth on your particular shingles is essentially the whole job — the water is only there to apply it and rinse it away.
That’s also why a proper soft wash lasts. Blasting algae off the surface leaves the organism alive and it returns within months. Killing it means years.
It’s the same reason the dwell time matters. Rushing the step where the solution sits and works is how a roof ends up needing redoing the following spring.
What a Roof Soft Wash Looks Like
Assess & Quote
We look at pitch, height, shingle condition, and how heavy the growth is, then give you a flat price. If the roof isn’t a safe or sensible job, we’ll tell you.
Protect the Ground
Plants, beds, and grass around the drip line get thoroughly pre-wet before anything goes up, and any sensitive plantings get covered.
Apply the Solution
The cleaning solution is applied at low pressure across the affected slopes and given time to work. This step kills the algae rather than moving it around.
Rinse Down
A gentle rinse clears the solution, then landscaping gets rinsed again. Gutters and downspouts get flushed so nothing sits in them.
What Roof Cleaning Does
- Kills the algae causing the black streaking
- Removes surface moss and lichen growth
- Restores the roof’s original color across the treated slopes
- Slows regrowth for roughly two to four years
- Clears organic buildup out of valleys and gutters
What It Doesn’t Do
- It isn’t instant. Some streaking often remains right after treatment and continues fading over the following days and weeks as rain washes the dead growth away.
- It won’t restore worn shingles. A roof that’s already lost granules to age or hail will look better, but cleaning doesn’t undo wear.
- It isn’t a roof inspection or repair. We clean roofs. If we notice something concerning we’ll mention it, but you’ll want a licensed roofer for anything structural.
- It isn’t permanent. Spores are airborne and will return, especially with heavy tree cover.
What Roof Cleaning Costs in Arlington
Roof soft washing is quoted per job. What it depends on:
- Roof square footage and number of stories
- Pitch — steeper roofs take longer and are harder to reach safely
- How heavy the algae, moss, or lichen growth is
- Access around the house and around landscaping
- Whether gutter clean-out or a house wash is included

Roof and house washing on the same visit costs less than booking them separately.
How Often Do North Texas Roofs Need Cleaning?
Most Arlington-area roofs need attention every two to four years. Our climate is close to ideal for roof algae — long humid summers, mild winters, and enough rainfall to keep shaded slopes damp.
Things that shorten the interval:
- Mature tree cover — overhanging oaks drop debris and block the sun that would otherwise dry the shingles out. If limbs are hanging directly over the roof, Clear Tarrant handles tree trimming across the same cities we cover, and cutting them back is the closest thing to a permanent fix
- North-facing slopes — the last part of any roof to dry, and always the first to streak
- Neighboring streaked roofs — a nearby colony means continuous spore exposure
- Low pitch — water drains slower, so the surface stays damp longer
If you’re preparing to list the house, do it before the listing photos. A streaked roof reads as deferred maintenance to a buyer, and cleaning it is dramatically cheaper than the price concession it tends to invite.

Roof Cleaning FAQs — Arlington, TX
What are the black streaks on my roof?
They’re a blue-green algae called Gloeocapsa magma. It lands on the roof as airborne spores and feeds on the limestone filler in asphalt shingles, developing a dark protective coating as it grows. Rain carries it downward, which is why the streaks always run vertically and appear worst on shaded, north-facing slopes.
Can you pressure wash a shingle roof?
You shouldn’t, and we won’t. High pressure strips the protective granules off asphalt shingles, shortens the life of the roof, can drive water underneath, and frequently voids the manufacturer’s warranty. Shingle manufacturers and the industry trade association both recommend low-pressure chemical cleaning instead.
Will roof cleaning void my shingle warranty?
Soft washing is the approach manufacturers themselves recommend, so it shouldn’t. Pressure washing is what puts warranties at risk. If you still have warranty coverage and want to be certain, check your documentation for the manufacturer’s cleaning guidance — most of them describe low-pressure cleaning explicitly.
How much does roof cleaning cost in Arlington, TX?
Roof soft washing is quoted per job, since price depends on square footage, pitch, number of stories, and how heavy the growth is. Text a photo of the streaked slope to (682) 218-4939 and we’ll give you a flat price. Estimates are free.
How long do the results last?
Typically two to four years in North Texas. The variables are shade and tree cover — a roof under mature oaks will need attention sooner than one in full sun. Because soft washing kills the organism rather than knocking it off the surface, it lasts far longer than a high-pressure blast, which usually regrows within months.
Will the streaks be gone immediately?
Usually not entirely. Much of the discoloration lifts during the wash, but some typically remains and continues fading over the following days and weeks as rain carries the dead growth off. We’d rather tell you that upfront than have you expecting a magazine roof the same afternoon.
Will roof cleaning kill my plants?
We pre-wet all plants, beds, and grass around the drip line before any solution is applied, cover anything sensitive, and rinse everything again afterward. That’s standard practice for soft washing and it’s the step careless operators skip. Point out anything you’re worried about during the walkthrough.
Do you have to walk on my roof?
We minimize time on the roof wherever possible — soft washing is largely done with low-pressure application rather than scrubbing, so a lot of roofs can be treated without extensive foot traffic. Steeper or more fragile roofs get assessed individually, and if we don’t think a roof can be done safely, we’ll say so.
Do you repair roofs or find leaks?
No. We clean roofs, not repair them. If we spot something that looks like it needs attention, we’ll mention it, but anything structural belongs with a licensed roofing contractor. We’d rather stay in our lane than guess about your roof.
Is the black stuff on my roof mold?
No — it’s algae. People often call it mold or mildew, but it’s a distinct organism with a distinct treatment. It’s not a health hazard inside the house, and it doesn’t mean your roof is leaking. It does, however, hold moisture against the shingles and shorten the roof’s life if left alone for years.
Can I clean my own roof?
You can, and people do. The honest caution is that most roof cleaning injuries come from the ladder and the walking surface, not the cleaning. A wet shingle roof is slick, and a fall from a single-story eave is enough to do serious damage. If you’re going to try it, do it from the ground with an extension setup and never on a wet or steep roof.
How often should a roof be cleaned in North Texas?
Every two to four years suits most Arlington-area roofs. Heavy tree cover, north-facing slopes, a low pitch, and neighboring streaked roofs all shorten that interval. If you’re listing the house, clean it before the photos are taken.
