Method Matters

Not Every Patio Gets the Same Pressure

A back patio is usually three or four different materials sitting next to each other — concrete slab, wood railing, stone edging, maybe a composite step. Running one setting across all of them is how decks get ruined.

How each outdoor surface should actually be cleaned.

Detail Work

Pavers Need a Controlled Angle

The pavers themselves handle pressure fine. The sand packed into the joints between them does not — hit it straight on and it washes out, which is how a paver patio starts shifting and settling unevenly a season later.

So pavers get worked at an angle rather than head-on, and the edges get detailed by hand. If your joint sand is already thin, we’ll point it out. Replacing it is what keeps the patio flat.

North Texas Specifics

What’s Actually Growing on Your Patio

Outdoor living space in Tarrant County collects a predictable set of problems. Knowing which one you’re looking at determines whether it comes off easily, comes off with work, or doesn’t come off at all.

  • Green algae film — shaded and north-facing patios that never fully dry out, and the reason a patio gets slick after rain
  • Black mildew — under covered patios and along the house-side edge where water sits
  • Leaf and tannin staining — dark blotches left where oak leaves sat wet through a winter
  • Rust rings — from metal patio furniture feet, planters, and grills
  • Fertilizer rust — orange overspray from lawn treatments hitting the slab edge
  • Grease and BBQ splatter — around outdoor kitchens and grill pads
  • Red clay wash — the dull orange film along the low edge of the slab after heavy rain
  • Mud dauber nests & cobwebs — in covered patio corners and around ceiling fans

An honest note on rust and old stains. Organic growth — algae, mildew, leaf staining — comes off reliably. Rust is different. It’s iron oxide bonded into the concrete, not sitting on it, and it needs a separate acid-based treatment with results that vary by how deep and how old the stain is. Same for oil that’s soaked in over years. We’ll look at it and tell you honestly what we think we can get before you commit to anything.

Wood Decks

Wood Needs a Light Touch

A wood deck is the easiest thing on a property to permanently damage with a pressure washer. Too much force lifts the soft grain between the harder growth rings, leaving a fuzzy, splintery surface that has to be sanded to fix. Held in one place too long, the wand etches a line into the board that never comes out.

We clean wood at low pressure with a detergent that does the work, then rinse with the grain. The goal is to lift the gray weathered layer and the mildew without opening up the wood fibers.

North Texas sun is hard on decks. UV breaks down the surface faster here than in most of the country, which is why an unsealed deck goes silver-gray within a couple of seasons.

Composite Decking

Composite Isn’t Maintenance-Free

Composite gets sold as no-maintenance, which people reasonably take to mean no-cleaning. It still grows mildew — particularly in the shaded, damp spots along the house and under furniture.

The important part is that most composite manufacturers specify a maximum pressure in their care guidelines and name which cleaners are acceptable. Exceeding either can affect warranty coverage on a deck that cost a great deal to install.

We clean composite at low pressure. If you still have your manufacturer’s care sheet, have it handy when we quote — we’d rather match their guidance exactly than guess.

How It Works

What Happens on Patio Day

1

Clear & Protect

We move furniture, grills, and planters off the surface, pre-wet surrounding plants, and cover anything that shouldn’t get wet.

2

Pretreat

Cleaning solution goes on and is given time to break down the algae and mildew before any pressure touches the surface.

3

Clean to the Material

Concrete gets a surface cleaner for even results with no wand striping. Wood, composite, and pool decking get low pressure and a controlled rinse.

4

Rinse & Put It Back

Everything gets rinsed down, landscaping gets rinsed again, and your furniture goes back where it was. Then we walk it with you.

Where We Stop

Being Straight About Scope

We clean — we don’t seal or stain. A patio or deck should dry fully before sealing anyway, so that’s a separate job on a separate day. We’ll tell you if yours would benefit from it.

Paver joint sand. Cleaning pavers can displace the sand in the joints. We work at an angle that minimizes it, but if yours is already thin we’ll point it out — replacing it is what keeps pavers from shifting.

Cleaning isn’t repair. Rot, splintering, popped nails, and failing boards will look cleaner but they’ll still need a carpenter.

Pricing

What Patio & Deck Cleaning Costs in Arlington

Quoted per job, because a 200 square foot concrete slab and a 600 square foot wood deck with railings are not the same work. What it depends on:

  • Square footage and the number of separate surfaces
  • Material — concrete is faster than wood or composite
  • Railings, steps, and built-in seating, which are all hand work
  • How heavy the algae, mildew, or staining is
  • Whether a covered ceiling is included
  • Access — gates, slopes, and tight side yards

Text a couple of photos to (682) 218-4939 and you’ll usually have a flat price back the same day. Estimates are free with no obligation.

Patio plus driveway on the same visit costs less than two separate trips — the setup is already done.

Maintenance

How Often Should a Patio Be Cleaned in North Texas?

Once a year suits most Arlington patios, and spring is the natural time — after the oak pollen has finished and before you actually want to use the space.

  • Twice a year — heavily shaded patios, anything under mature trees, and surfaces that stay damp
  • Annually — most concrete patios and covered porches
  • Before a party or event — the most common reason people call us, and worth booking a week or two ahead
  • Before listing the house — outdoor living space photographs well when it’s clean and reads as neglected when it isn’t

There’s also a safety argument. Algae film on concrete is genuinely slick when wet, and a shaded patio near a pool is exactly where you don’t want that.

Common Questions

Patio & Deck Cleaning FAQs — Arlington, TX

How much does patio or deck cleaning cost in Arlington, TX?

It’s quoted per job, since price depends on square footage, material, railings and steps, and how heavy the staining is. Text a couple of photos to (682) 218-4939 and you’ll usually have a flat price back the same day. Estimates are free.

Can you pressure wash a wood deck?

Wood should be cleaned at low pressure, not pressure washed at full force. High pressure lifts the soft grain between the growth rings and leaves the boards fuzzy and splintery, and holding the wand in one spot etches a permanent line. We use low pressure and a detergent that does the actual cleaning.

Can composite decking be cleaned?

Yes, and it needs it more often than people expect — composite still grows mildew in damp, shaded areas. The important detail is that most composite manufacturers specify a maximum pressure and approved cleaners in their care guidelines, and exceeding those can affect warranty coverage. We clean composite at low pressure. If you have the care sheet, bring it out when we quote.

Will pressure washing damage my pavers?

The pavers themselves handle it fine. The risk is the sand in the joints between them, which can wash out under a direct high-pressure stream. We work at a controlled angle to minimize it, and if your joint sand is already thin we’ll tell you — replacing it matters, because that sand is what keeps pavers from shifting and settling unevenly.

Do you clean pool decks?

Yes. Pool decking usually has a textured coating — Kool Deck or something similar — that chips under high pressure and can’t be spot-repaired to match. It gets low pressure and a soft wash approach. Pool surrounds are also one of the most worthwhile things to keep clean, since algae film on wet concrete is genuinely slippery.

Will it remove rust stains from patio furniture?

Sometimes, and we’d rather set expectations honestly. Rust is iron oxide bonded into the concrete rather than sitting on top of it, so a standard cleaning improves it but often won’t remove it entirely. Deeper stains need a separate acid-based treatment and results vary with age and severity. We’ll look at yours and give you a straight answer before you commit.

Do you seal or stain decks and patios afterward?

No — we clean, we don’t seal or stain. The surface also needs to dry thoroughly before sealing, so it would be a separate job on a separate day regardless. If we think yours would benefit from sealing, we’ll say so.

Do I need to move my patio furniture?

No, we’ll handle it. Furniture, grills, and planters get moved off the surface and put back when we’re done. If anything is unusually heavy or fragile, mention it when we quote so we can plan for it.

Will it kill my plants?

We pre-wet surrounding plants and beds before any solution goes down and rinse everything again afterward. Point out anything delicate during the walkthrough and we’ll cover it.

How long does patio cleaning take?

A typical concrete patio takes one to two hours. Wood and composite decks take longer because of the railings, steps, and hand work involved. We’ll give you a realistic window when we quote it.

How often should a patio be cleaned?

Once a year works for most Arlington patios, ideally in spring after oak pollen season. Heavily shaded patios and anything under mature trees do better twice a year, since they stay damp and grow algae faster.

Do you clean covered patio ceilings?

Yes, on request. Covered patios collect mud dauber nests, cobwebs, and mildew in the corners and around ceiling fans, and it’s the part most people never look at. It gets soft washed at low pressure so water isn’t forced into the soffit or light fixtures.
